There are tow kind of house rental contracts: free market contracts and convention contracts, the last ones are distinguished in housing contracts, short-term leases for students and transitory contracts. There are tax breaks both for the landlord and the tenant in housing contracts and for the landlord in short-term leases for students.

House rental contract: registration
House rental contracts have to be registered and you can do it on line on the web site of the territorial Agency. If you own more than a hundred real estates, electronic data transmission is compulsory. You should have a current account by a bank in agreement with the Exchequer for the on line payment F24. You have to download a software, available to Windows and Mac users. You can consult the section devoted to leases on the web site Agenzia del Territorio (territorial Agency).

House rental contract: cancellation
An advance cancellation of the house rental contract is more difficult for the owner, the tenant has simply to give a six months notice for serious reasons. It is advisable to include in the contract a clause concerning the possibility to cancel the contract with a six months notice for both the landlord and the tenant.
